A NEW city gateway is set to be created when the Sunshine Coast Council redesigns a major intersection for the new Maroochydore CBD. 

SunCentral CEO John Knaggs has confirmed the new intersection, which would include Aerodrome Rd, First Ave and Maud St was currently in the design stage, with Sunshine Coast Council working to complete the new city gateway in the "next couple of years".

Mr Knaggs said the first year of civil works construction was now "well and truly" underway, with major excavation works and preparation for the new city street network, underground digital infrastructure and waterways now being configured through a civil engineering firm. 

"In a few months' time we'll be contracting for the major civil works - building streets, conduits for underground digital infrastructure, preparing levels, finishing off the city park and the major street furniture, public lighting," he said. 

As new city streets start to emerge, Sunshine Coast residents will "really start to see and appreciate" the new part of Maroochydore, Mr Knaggs said.

About $60 million had been invested in the project so far, including the $42 million purchase of the former Horton Park Golf Club, Mr Knaggs said. 

"The balance of it (about $18m) is being directed to SunCentral Maroochydore to commence construction of civil works for Stage 1A of the project," he said.

A NEW video released by development manager of the new Maroochydore CBD, SunCentral, shows a detailed bird's-eye view of its vision for the site.

It shows the core commercial precinct, bounded by Aerodrome Rd, Maud St and Plaza Pde, features high-rise office buildings, some of which have green roofs, as well as a light rail line that runs on a tree-lined street.

A huge, multi-storey hotel and entertainment centre behind houses that face Maud St's IGA complex towers over the extended Horton Lake water feature, which connects to Cornmeal Creek and runs through the Sunshine Plaza's riverfront area.

The flyover video is based on the site's masterplan, which maps land uses allowed in each precinct, a SunCentral spokeswoman said.

"It depicts ... the building heights and scale allowed under the Maroochydore City Centre Priority Development Area Development Scheme (Development Scheme) approved by Economic Development Queensland," she said.

"The final design of buildings will be up to the investors and developers who purchase and build on the lots."

As reported by the Daily, SunCentral is responsible for delivering the site infrastructure - high speed digital connections, new city streets, parks, plazas and waterways - and for marketing the land to investors and developers. 

Parks and waterways are envisaged to comprise 40% of the site when the project is complete.

SunCentral Maroochydore is calling for Expressions of Interest for the core commercial precinct on Monday.
